A current comparative market analysis (CMA) gives you a good idea of what your property's actual value might be. (If your buyer is using a lender, the purchase price will have to meet the lender's appraisal criteria.)


A side note — If you recently purchased the property you are planning to sell, you will likely have closing costs that you did not have as a buyer. That may make quite a difference to your financial bottom line once the transaction closes.
