Receiving and Responding to Offers
In an active market, you may receive offers in the first week or two of showings. Sometimes there are multiple offers, particularly if the home is well-located and well-priced. I will advise you of offers that have been received, and the time frames associated, walk you through the documents to be sure you completely understand them, and answer any questions you may have.
An offer on your property is a starting point in a transaction that is likely to take thirty to ninety days to complete. Time is always of the essence in responding to offers because whenever a contract term is changed, any previous agreement is voided until the amended contract is agreed to by you and your buyer.
With the use of the electronic signature it is often possible to turn things around quickly. The fast pace of our information age means you must be sure to take the time necessary to think through and feel confident in your responses.
In many cases there can be a Plan B and even C that can be put into effect, should negotiation require it. This is where you confidence in me as your representative comes forward full force. Our communications are confidential, and it's important that we be clear and direct with one another.
